Family Room Near Kitchen (But Not Too Close To The TV) [12]

The difference between a renovation and a new build is similar to altering an antique wedding dress versus having one custom-made. They both have extreme pros and cons.

The custom dress on the other hand will likely fit you like a glove if done right, but the beginning concepts for it might be daunting and getting it perfect isn’t always easy in the planning stages – and if you hire the wrong seamstress it could be a disaster.

The vintage dress has a lot more risks and guess what. It can cost just as much as the renovation (true story.

), but you hopefully have a historical and sentimental connection to it (plus it is hopefully better for the earth). The new build/dress requires finding the best players to make sure that if you are starting from scratch it will be worth it.

I LOVE MY JOB right now because I’m learning SO MUCH. And right now if I had to choose between living in Ken’s new construction river house or our vintage remodeled farmhouse it would be a real tossup.

But you’ll see through this process the benefits of building something new.

Every new build is different based on the location (ours is a skinny long lot ending in a river), the needs/size of the family, and of course the homeowners budget (normally calculated per square foot). So just showing you the final floor plan didn’t seem very helpful nor universal.

Quite plainly the question is: WHERE DO YOU PUT ALL YOUR ROOMS FOR THE BEST LAYOUT AND FLOW AND LIFE. It’s both so basic and so broad but that didn’t stop us from coming up with some solid tips.

I had Annie weigh in on them and she absolutely agreed. Your architect will of course know to put a bathroom off the main bedroom, but do they understand the needs of your family enough to know exactly where the all-important mudroom should go.

First off – I really like doing this new build – FAR MORE than I thought I would. To be fair, Annie Usher, the architect, is doing the bulk of the work thus far (planning, permitting), and Max Humphrey is heavily involved in materials and elevations, but it showed me that if I were ever to do one (which I will now) I would just hire a dope architect.

And as a designer/homeowner you have SO much more control over how your house ‘works’. There are days where Ken/Katie and Brian/Myself want to trade places – I see how they will get EXACT home what they want, while they see that living on a flat farm will be full of charm that is hard to put into a new build.

So here are our floorplan rules, no matter what style or age of home you have:. I loved where it was in the Portland Project (above) – it was right off the kitchen, with its own entrance, close to the main entrance (but further down) and inside it was near the garage so if they came in via the car they could quickly pop into the mudroom and drop their garbage/shoes before entering the living areas.

For Ken and Katie’s house, since it’s elevated due to flood planes, their first floor starts on top of the garage, so the mudroom is at the top of the stairs after you park in the garage. There is also an exterior entrance so if kids are playing outside and muddy/sandy they can go around the house from the river and straight in the side (and clean off in the outdoor shower).

This will just make the flow and your house better and more importantly, cleaner:). I think universally people want to be close to their kids when they are sweet and little but farther away when they are gross teenagers.

This is obviously a lifestyle question only you can answer – how close do you want to be from your kids. I’d recommend AT LEAST a bathroom in between or on the other side of the whole house – you don’t want to actually share a wall with your eventually grown kids (nor do they, you).

Us on the other hand at the farm, oof, we are NOT close to our kid’s rooms and we are very curious how this is going to go down. We think they’ll get the dogs to sleep with them (our kids get “scared” 3 nights a week).

But there was literally no way to do it UNLESS we forewent having the bedroom and bath of our dreams, and frankly we weren’t willing to do that with this extensive of a remodel. We are playing the long game in this house and it’s going to be fine.

The pandemic changed the ubiquitous love of the open concept – people are wanting more separation. I still love the kitchen being open to a hang-out room so you can feel connected to the family pre and post-dinner, but not TOO close to the TV.

It’s REALLY ANNOYING to hear someone bang around doing the dishes 7 feet away from your head while you are trying to carefully rewatch Felicity for the 12th time. Our mountain house has a great setup – the family room/kitchen are close, but around a corner and the sound doesn’t carry.

There are just so many times when you want to send the kids off to watch something so you can do the dishes in peace (how sad. ) and there is nothing more enraging than your kids complaining about your loud dish cleaning while they watch The Thundermans.

It makes me want to chuck a plate at that dumb magical rabbit’s face. So just think about creating some sort of separation to the TV, while still not caging yourself in by yourself if you like cooking/cleaning (which I do).

For this home, the kitchen shares the space with a family room (no real formal living room in this house) but there is the rompus room/media room at the other end. Basically, they have options when it comes to wanting to hang or needing some TV/kitchen cleaning separation.

This seems obvious but back in the day people put washer/dryer in the basement mostly for water/plumbing purposes, which makes sense. But these days there is more trust in the technology and the pipes to go ahead and throw them near the bedrooms even if on the second floor.

IT IS AWESOME. ALL of the clothes – clean and dirty – belong on that floor, as well as all the sheets/towels so there is minimal schlepping.

Here are Annie’s thoughts: “For washer and dryer, yes usually up by the bedrooms, but know yourself and your environment. Muddy or sandy zones, you might want to think about having W/D in the mudroom location to make sure you are not tracking sand/mud through the house.

This comes from someone who lives in a very very very muddy family:)”. We are doing it at the farm….

Can you tell we’re fans.

Listen, I think it’s rather old-fashioned to have the need for a more ‘public’ washroom for ‘guests’. This need was for back in the day when people would invite and entertain strangers (WHAT.

So indeed a more centrally located and obvious powder was the WC of choice. Ideally, it’s in a hallway off the living room and kitchen – central but tucked away for privacy.

We’ve all been on either end of that situation and even if they are your brother or a stranger, I’d go for tucked away over ‘central’ any day.

If you’re looking for a small house plan with open-concept living and an attached two-car garage, this ranch-style home fits the bill. Clocking in at only 928 square feet, it makes good use of its space, featuring a pantry, mudroom, washer and dryer area, and a sizable primary bedroom.

Small two-story homes take advantage of vertical space and maximize lot size. At 985 square feet, this rustic-modern small home features two bedrooms, two bathrooms, and a basement that can house a third bedroom if desired.

Items included in this two-story house blueprint are floor, foundation, electrical, and framing plans. You can also upgrade for a custom change or a “cost to build” estimate.

While you can find A-Frame house kits that include materials, an A-Frame plan allows more customization options. An example of a small A-frame blueprint is this home that’s around 600 square feet, with a living room, bedroom, bathroom, second-story loft, and a small kitchen.

The materials list is an optional add-on.

It boasts 782 square feet with a mix of exterior materials for interest, two bedrooms, and one bathroom. Other defining attributes include a living room with a vaulted ceiling, a washer and dryer space, and a small kitchen.

Craftsman homes are a classic but popular architectural style focusing on natural, high-quality materials. If you’re looking for a small craftsman build, this plan is 977 square feet and two stories with two bedrooms and 1.5 bathrooms.

The Craftsman blueprint includes a layout, electrical, and foundation plan. It also contains four elevations, cross-sections, and wall details.

Barndominiums are homes with a classic barn-style exterior. You can find these in barndo kits or plans like this one that includes 1,170 square feet of living space.

Your path to the perfect home begins with the floor plan search. Home floor plans, however, can be confusing for many people.

People often lose their bearings and are unable to understand which rooms are which, and the size of the rooms and the overall size of the home itself. Below you will find a few tips to help show you how to read floor plans.

Getting Started. I suggest you answer the questions posed in my recent blog posting titled, “Which Manufactured Home to Purchase.

Understand the Scale of the Home Floor Plans. It is important that you understand the measurements on home floor plans in order to know how large the home and rooms will be.

Most, but not all, manufacturers provide the measurements of the home’s exterior dimensions on their plans and the sizes of individual rooms. Some plans are shown with common furniture to help you understand the scale of the rooms.

It can be hard to take in a full home floor plan all at once, its much easier to use the home floor plan to take an imagined tour through the proposed home. The first step is to find the front door.

Once you locate the main entrance, imagine yourself walking through it. Pay attention to what room you enter into.

Is it a main living area.

After you imagine walking through the front door, consider the space you will find yourself in. Check to see if it appears to be easy to move from one room to another.

Make sure access to each room meets your needs. Observe window locations and wall space when considering furniture placement.

Is rear exit door and laundry room accessible for your needs.

Also keep in mind that most manufacturers will allow you to customize and/or make changes to existing floor plans to match your needs or preferences.

Designing a Floor Plan – The Process & Inspiration [22]

I shared a while back that we are building our new home (however, the exterior is not actually what I posted, hah. ), and I’ve been talking about this on Instagram.

It’s the first thing you think about when it comes time to build a home. It’s also the most important thing to nail down.

Overall there are some different ways new homes are built. There are builders who offer set floor plans and you have to choose one.

Lastly, there is a fully custom floor plan where you work with an architect from the ground up. We fell somewhere in between the latter two of those, I’ll share more details below, but it’s important you figure out which route you want to take.

As I mentioned, we fell somewhere in between a semi-custom floor plans and a custom floor plan. Our builder offers floor plans, but they also have the ability to directly with an architect and give you exactly what you want.

The main thing that drew us to it was the layout of the kitchen, living, and dining. It also had a side exit which was a big must-have for us because there’s nothing I hate more than my kids going in and out of a sliding door and leaving their shoes in our breakfast room.

The first thing you want to do is figure out what’s most important to you. What are the things that top your “must-have” list.

In this day and age, it’s easy to say some of our top things because of all the “perfect” IG pictures we see. All the influencers out there tell you what THEIR perfect layout is.

It’s about your lifestyle and how your family functions. I’m going to walk you through some of the things we thought about during this design process, but it’s important to recognize yours very well may be totally different than ours.

Let’s talk about this for a minute here. A lot of people have asked me “how do you know what your must-haves are.

And that’s a legit question. It’s easy to say I want a walk-in shower and a big kitchen island.

Here is my advice to compiling your list.

I find it best to get all my thoughts out of my head and on to paper (or the computer) so that I can move on and not feel like I will forget about something.

And it’s important you don’t complete this step with kids asking you a million questions or while you’re making dinner. Sit down, relax, lock yourself in a dark room, whatever it takes to get some quiet.

Think about everything your family does and walk through your imaginary home. Ask yourself these questions as you do this exercise.

What door do I enter from.

Where do my kids put their backpacks.

How do you do laundry.

etc etc etc. Do you get the idea.

Don’t design a home and then make your schedule and lifestyle fit the design. This is the beauty of building a home.

I’ve never been super high maintenance when it comes to the size of my home. I don’t want or need 5000 square feet to clean and maintain.

Our new home is a 1.5 story and will end up being about 2850 sq ft. The first floor will be just over 2100 square feet, the second floor will be just under 750 sq ft.

We will have the potential to finish out approximately 1300 square feet below grade as well. It is very likely we’ll put some kind of rec room down there for our kids as they get older and will undoubtedly want their teenage friends to come over and hang out.

This is one of the huge benefits of having a basement space.

we have lived in many houses now. This will be my 34th move, so I have a little experience.

Obviously, there are quite a few different ways to layout your main areas, which I consider to be the Living Room, Kitchen, and Dining Room. Those three spaces make up the bulk of your home and I consider there to be about 3 main options when it comes to these areas.

This design has these three spaces creating an L Shape. It’s pretty much what real estate agents call the standard open floor plan.

The second is when the dining room is in between the kitchen and living room. This is another widely popular layout, and again can be customized and tweaked in about a million different ways.

Last is having all your spaces separate from each other. I’ve lived with this before and oddly I like it more than I ever imagined I would.

For me, this is the laundry room, bathrooms, pantry, and master bedroom. You’ll have to think about everything at once, but breaking it up helps you narrow your ideas to what really works for you.

You need to know where things are going and how you want them to look.

I know this isn’t necessarily the most popular option, but it’s how we were both raised, and our kids aren’t young anymore and rarely need us in the middle of the night. And with teenagers, we didn’t want to hear our kids walking around late since we are old and go to bed early these days, haha.

I wanted our laundry room by the back door. I’m always doing laundry when I’m working in the kitchen typically and it just makes the most sense for me.

I could never have a laundry room on a floor other than my bedroom. I know my kids make up the bulk of the laundry… but they are at an age where they can do their own laundry and I’ve put in my time.

Maybe this is just my southern roots coming out again though.

But I really wanted our half bath by the door my kids use to go in and out of the house, so that ended up taking some of my space up. But it’s plenty big enough and I’m perfectly content with how it is.

I was just unsure if they would be too small or not the way I wanted to do them and I needed to live in the space before making that final decision.

Toasters, coffee makers, etc on the counter are my true enemy, haha. For me, kitchen counters need to be completely clear.

Let’s talk bathrooms. In our master bathroom, I knew I wanted a freestanding tub.

I LOVE baths. And I never get to take them.

It just makes sense for my husband and me and our getting ready routine. Another important feature was having a water closet for the toilet.

We kind of did the same thing for our kids. I wanted to make sure the sinks were always accessible so the shower and toilet have their own space with a door, and there are double sinks that can always be reached.

To me, bedrooms are the easiest because there isn’t a ton you can really do with them unless, of course, your budget is way more than mine. ).

I think the most important thing when choosing bedroom sizes in a floor plan is to think through the furniture choices. What size bed do you want.

Is it wide enough. We definitely drew out and did some mock-ups with furniture layouts.

After you have taken all this into consideration it’s time to sit down with the professionals. Architects are amazing at putting things into the spaces they need to be.

Be open-minded, but don’t be afraid to stand your ground when you want something specific. It took us MONTHS to finalize our floor plan and I was sti.

Start Drawing Stunning House Blueprints Today [23]

Before building a house—you need a blueprint.A blueprint is a highly detailed, scaled drawing of a house plan. It shows room dimension and orientation, materials, furnishings, exterior structures and others details not included on a basic floor plan.The problem is that, historically, blueprint designs have become a bottleneck in the home building and remodeling process.

Although floor plans and blueprints look similar, they are fundamentally different documents.A blueprint is a drawing of plans of a home, building, or structure that is done to scale and includes more details than a basic floor plan. It includes measurements, details like windows and doors, and even includes the materials and fixtures to be used during the home build.Here’s an example of what a blueprint may look like:

Not only does it include room dimensions, but it also features staircases, door openings, windows, appliances, and furnishings.On the other hand, a floor plan is a very basic layout of a home that can be used for real estate agents and potential buyers to give a rough idea of a property’s layout.

Why Design Smaller, More Efficient Floor Plans? [25]

There are many benefits to designing a house with an efficient floor plan. We’re not talking about designing a tiny home here.

We’re also talking about only designing it to be as big as you really need it. Building a house with a lot of unused space is just a waste of money.

Here’s how:.

This results in less material to buy and install, a cost-savings for you. Given the option to build a 2-story house or a 1-story ranch home of the same square footage, the 2-story house will most likely be cheaper.

Because even with the same amount of livable space, you have a smaller footprint. A smaller footprint has lower foundation costs and less roofing costs.

An efficient floor plan also has compact mechanical, electrical, and plumbing systems. There will be shorter runs of ductwork, piping, and wiring.

During occupancy, you’ll have more efficient systems because there are shorter runs which mean less hot/cold air is lost as it travels through the ducts. With longer duct runs, the air temperature might change several degrees by the time it leaves the furnace until it reaches the register.

Reducing the amount of piping from your water heater to your sink or shower reduces the amount of heat lost in the water as it travels through the pipe.

Heating and cooling the temperature of the air takes energy, so the less square footage you have, the less energy you need to heat/cool the air, which most likely means you can have a smaller furnace or alternative energy source. Smaller homes also need less artificial lighting and wall outlets.

At the same time, the energy load needed to power the lights and outlets is reduced because you have less of them, thereby lowering your electricity bill.

Exterior siding usually needs regular maintenance. The amount of siding or exterior finish on your house is directly related to the how much it costs to have the house cleaned, repainted, or replaced.

If we consider the interior of the house (because it needs regular cleaning, too), who enjoys cleaning the house all the time. If you have less house, you have less sweeping, dusting, and vacuuming to do.

Now that we’ve discussed the benefits of designing a smaller home, let’s look at ways to reduce the square footage of your home design so you can reap the savings during construction and in the long run. To successfully design a home with a smaller footprint, you need to spend time examining how much space you really need and use.

There are many design strategies to create enjoyable smaller homes. Here are just a few that specifically focus on reducing square footage.

Think carefully about the spaces you want. Are they all necessary.

Do you really need a living room AND a family room AND a sitting room. Probably not.

For examples on how to create a floor plan with only the necessary spaces, check our these minimalist floor plans for inspiration.

Finding ways to eliminate interior walls and circulation spaces will cut down on wasted floor area. Your exercise room could have a desk and bookshelf in it to double as an office.

Try creating spaces that can adapt to different functions or have flexible features. Why not combine rooms and save space.

It could have a couch with a pull-out bed, a futon, or a Murphy bed that folds up and out of the way. The hallway could have bookshelves on one side to eliminate the need for a separate library.

There are also creative ways to find more usable space in otherwise dead spaces like under stairs, in the attic, and above appliances.

But do we really need all that stuff. The more stuff we have, the more space we need to store it.

And it’s not even usable space, it’s just space for things to sit until we need them once a year. Is all that space and all that stuff necessary.

Instead of building a bigger, more expensive house, consider getting rid of some of your stuff. Purge those things that clutter and take up space.

Those weird Christmas gifts you never opened that are stuffed in boxes in the attic, try selling them on Ebay or donating them. It’s important to remember that you shouldn’t just hack away at your floor plan – removing rooms here and there for the sake of reducing square footage.

You want to think strategically and carefully trim out space. If you really want to successfully create a more space efficient and compact floor plan, then find small ways to reduce square footage like we described above.

Then, strategically remove those wasted areas and shave down your square footage until you are happy with its size.

Drafting Options [26]

Understanding and Drafting Blueprints 48 page book, Print or Digital. There are basically two ways to make your own blueprints.

Some may ask why would anyone make their own blueprints by hand when we have many relatively inexpensive home design software products available. Here are some good reasons:

But for some programs this is as far as you can go with the construction drawings. What views remain are the cross-sections, elevation views, and any necessary framing plans.

I am not suggesting to stay away from home design programs entirely. Rather a good approach if you want to keep costs down is to do some drawing with design software and some hand drafting.

You can easily move walls as you refine your design. The design programs allow you to quickly generate views of your ideas and designs.

Oftentimes, you’ll realize not enough space has been allowed for certain areas once the fixtures are in or perhaps you are wasting space in some areas. Whether you are using home design software or drawing your blueprints by hand, the first drawings to start with are your floor plans.

(The sequence detailed below for drawing floor plans by hand is a good one to follow if you are using design software as well.).

Why are blueprints important? [27]

Table of Contents. Construction blueprints (also known as construction plans or construction drawings) are two-dimensional drawings that contain all the details that are needed for a project.

Every construction worker needs to know how to read blueprints. In fact, anyone that tries to skip this step is going to find that their work will not be done properly, nor will they ever be good at their job.

Examining all the different dimensions included in a blueprint can ensure that every stage of the project is progressing as expected avoiding rework and by extension project delays and budget overruns. On top of that, construction plans offer a detailed overview of the project’s scope to the people on site, as it includes a number of vital information such as quality specifications, building codes, and measurements.

For that reason, it is essential that everyone involved in the construction process is able to understand a construction plan. In this guide, we will dig deeper into how you can read a construction blueprint, what information is typically included in it and its effect on the planning process.

First used in 1842, the blueprinting process enabled quick and accurate reproduction of specification drawings in the construction and building industry. The blueprints presented as negative drawings or illustrations of the original as white lines on a blue background.

The sheet is then saturated with ammonium ferric citrate solution and dried. Upon exposure to light, a photoreaction occurs turning the trivalent ferric iron into divalent ferrous iron.

This process is called cyanotype and creates the blue coated paper ready for drawing reproduction. Architects and engineers would draw their designs on cartridge paper, which are then traced onto tracing paper, and then the tracing paper is placed on the sensitised paper, clamped under glass, and exposed to daylight in an exposure frame.

Because India ink (the ink used in the drawings) blocks the UV light, the coating behind the drawings does not go through the photoreaction and remains soluble. The paper is then washed and dried resulting into an exact copy of the original image with the image reproduced in white line against a dark blue background.

But it is more acceptable to use the terms drawings and prints when referring to floor plans or any type of plan for that matter. We have already mentioned that construction blueprints can be considerably different from project to project.

This matters mostly for traditional blueprint processes where the construction plan is printed on paper. Its size could be enormous in projects with increased perplexity.

Thanks to the rise of digital technologies in the course of the last few years, digital blueprints are also gaining great traction as they allow people both on the field and the office to stay on top of the latest plan changes and communicate them to the other project agents with the click of a button.

Like that, there is no room for “expensive” improvisations on the plan by workers who are unwilling to raise an RFI in cases where the plan misses crucial information. Costly mistakes and a series of misunderstandings are avoided and the waiting time from task to task is significantly decreased.

Nevertheless, regardless of whether you are working on a paper or a digital version of a construction blueprint, it is of paramount importance that you have all the necessary knowledge in order to read and interpret a construction plan correctly. Blueprints or drawings or prints do not usually get the acknowledgment they deserve no matter how crucial they are in project documentation.

These specifications describe project objectives, functionality, and how project requirements will be achieved, and your blueprints or drawings communicate all the technical details found in them. Construction blueprints are an integral part of every project stage as they can be the foundation on which a number of processes will be based.

That being said, construction workers should be able to read a construction plan and draw the right conclusions depending on the facts presented to them. The first thing that anyone should do when they are reading blueprints is to scan the entire plan and then read all the notes and specifications that are included.

The plan views are the basic views that people will see as they look down at the horizontal plane. These plans can be civil plan drawings, floor plan drawings, roof plan drawings, structural plan drawings, and even plumbing, electrical, and mechanical plan drawings.

Professional contractors will need to know how to read each one and then put the pieces together during the building process. Since each plan has a different scale, contractors are encouraged to make sure they are using the correct scale and that the scale is done correctly on the plans, too.

However, those changes can cause issues when they are not done to scale because they will not be built or incorporated the way that they should be. The elevations of blueprints are the side views that show the exterior walls of the building.

This part of the blueprints will also show all the gutters, downspouts, windows, doors, and roof lines of the building and describe the materials that will be used for the entire outside. The tricky part will be viewing these with the interior elevations on the same drawing, which includes countertops, cabinets, walls, and more.

It is important to compare both elevations and floor plans so nothing gets missed. The sections of blueprints are where contractors will see the cross sections of the building.

The dimensions of the cabinets, countertops, and more can also be found within the sections and they are important to take note of. Every section is cross-referenced on the plan views so that the person reading the blueprints will know where each one came from.

For example, the floor plan may have a door number or mark on it, but contractors can find the corresponding information that they need for it under the attached door schedule. One of the hardest things that anyone reading blueprints will encounter is all the abbreviations that are on them.

One architect or engineer may use one symbol for an object on one plan, while the same architect or engineer will use a different one for the same object on a different plan. Of course, there are also symbols for the materials that are being used throughout the building, as well as the utilities.

This ensures that everyone knows what is being referred to on each one of the drawings. Without a doubt, blueprints are tricky to read, but with time, everyone in the construction industry will be able to read them easily and quickly.
